Brandon grew in waves, so there's no single "Brandon bathroom." A 1970s ranch off one of the older roads has little in common with a 2000s two-story in a newer subdivision. Still, most of the remodels people ask us about fall into one of three groups.

The 1990s primary bath with a corner garden tub

Plenty of Brandon homes from the late 1980s and 1990s were built with a large corner soaking tub on a tiled deck, a separate small shower stall and a long run of cultured marble. The tub takes up a lot of floor and often goes unused. Pulling it out usually frees enough room for a proper walk-in shower with a bench and a niche, or a larger shower plus a freestanding tub if you still want to soak.

Kids' and guest bathrooms tend to have a 60-inch tub with a fiberglass or small-tile surround. Some families keep the tub and simply rebuild the walls; others go for a tub-to-shower conversion once bath time is over. The older ranch bath that has been patched before

In older homes we often find a previous "refresh": new tile laid over old tile, a vanity swapped without touching the plumbing, a fan that vents into the attic. These rooms usually need a full tear-out to get the waterproofing and ventilation right.

Budgeting for a Brandon bathroom

If nobody uses it, often yes. The space usually makes a much better shower. If you like to soak, a freestanding tub can take less room than a decked corner tub. We'll sketch both options so you can compare.
