Old houses, small bathrooms, strong opinions
South Tampa has some of the oldest housing in the city. Neighbourhoods like Hyde Park, Palma Ceia and the streets off Bayshore include bungalows and other homes from the early and mid 20th century, alongside newer houses built on lots where older homes once stood.
Older homes here tend to have one or two small bathrooms, sometimes with original tile that owners want to keep in spirit, if not literally. The goal is often a bathroom that works like a new one but still looks like it belongs in the house: hex or penny floor tile, a pedestal or furniture-style vanity, subway-style walls, a clawfoot or freestanding tub.

- A clawfoot or freestanding tub where there's room; in a narrow bathroom, a well-tiled alcove tub or a shower may make more sense.

- Cross-handle or lever fixtures in finishes that suit the era, with modern pressure-balancing valves inside.
Newer and larger South Tampa homes
Not everything in South Tampa is old. Many lots have been rebuilt with larger homes, and those owners usually come to us about the primary bathroom: a bigger shower, better storage, a double vanity and a finish level that matches the rest of the house. Things specific to this part of town
- Historic districts: parts of South Tampa, including Hyde Park, fall within historic districts. Interior bathroom work usually isn't the focus of that, but anything that changes the outside, like a new window or an exterior fan vent, may involve extra review. Check with the City of Tampa before planning exterior changes.
- Permits: South Tampa is within the City of Tampa. Permit needs depend on the scope of work, so confirm with the city's building department.
- Access: narrow lots, shared driveways and street parking can affect how materials arrive and where debris goes. We plan for it.
- Low-lying areas: homes closer to the bay can deal with more humidity and, in some spots, flooding history. Moisture-tolerant materials and good ventilation matter.
What affects cost in an older home

Can you keep the original tile in my older home?
Sometimes, if it's in sound condition and the work doesn't disturb it. More often, owners choose new porcelain in a similar pattern, which gives the same look with a properly waterproofed shower behind it.
Is a clawfoot tub practical in a small bathroom?
It can be, but it needs clearance around it for cleaning and a floor that can take the weight. In very narrow rooms, a tiled alcove tub or a shower often works better. We'll measure and show you both.
Do you work on homes with raised wood floors?
Yes. We check the subfloor and framing under the bathroom as part of the job, since older bathrooms on raised floors sometimes have past water damage that needs repairing before new tile goes down.
